1. Why I Love Luxury Storage
After multiple successful luxury storage projects—we’re doubling down on this asset class for 9 reasons compared to multifamily real estate:
Less Maintenance: Storage units generally require less maintenance than multifamily properties. There are no plumbing systems, appliances, or interiors to maintain on the same level as a residential property.
Fewer Tenant Issues: With storage units, you don't need to worry about tenant evictions, late rent payments, or property damage in the same way you would with residential.
Higher Profit Margins: Luxury storage units, especially climate-controlled ones, can command premium prices. With less maintenance and utility costs compared to multifamily units, profit margins improve.
Scalability: Once you've successfully operated one storage facility, replicating the model for future investments can be easier and more scalable than multifamily properties, as there’s a standardized approach to construction and management.
Lower Turnover: People use storage units for long durations, sometimes years, leading to a consistent and predictable income stream.
Recession Resistance: During economic downturns, many people downsize their living situations or need temporary storage for belongings. This can lead to an increased demand for storage units, making them a more recession-resistant investment compared to some other real estate ventures.
Flexibility of Use: Storage facilities can be adapted or repurposed for other uses in the future, depending on market demands or changes in the area.
Land Appreciation: Similar to other real estate investments, the land on which the luxury storage facility sits can appreciate in value over time, adding to the total ROI.
